Hand the mortgage insurance question off. You and your client win.
I'm Donny Mangos, a licensed life insurance advisor. I run the comparison, handle underwriting and paperwork, and keep you in the loop. You stay the mortgage expert.
Licensed in Ontario and British Columbia. Real Manulife quotes. No pressure. If mortgage protection is the better fit for a client, I say so.
What your client sees at year 20
"Should I take the mortgage insurance?" is not a mortgage question.
It lands on your desk anyway. Manulife's own Mortgage Protection Plan brochure says the broker holds the group policy and that "your mortgage broker is not a licensed life insurance agent." So you are asked to weigh in on something you are not licensed to advise on.
The benefit shrinks. The premium does not.
The coverage follows the mortgage balance down. The premium stays where it was the day the client applied.
Good habits weaken it.
Prepayments and accelerated payments are what you tell clients to do. Each extra dollar paid down is a dollar less of protection, at the same premium.
It pays the mortgage, not the family.
The benefit is applied to the mortgage balance. A client's family may need income replacement, childcare or cash flow more than a zero balance.
None of this is a knock on you. It is a licensing line. Your client deserves an answer from someone who is allowed to give one, and you deserve to stay on the right side of it.
You make the introduction. I do the rest.
The conversation
I take the mortgage insurance question and answer it properly, with the client's own numbers on the table.
The paperwork
Application, underwriting and medical requirements are mine. I work to have coverage in place for the funding date.
The follow-up
With the client's permission, you get a short update at each stage. Nothing for your team to chase.
The renewal
The policy does not depend on the lender. Refinance or switch, and there is no new insurance conversation to restart.
Four steps. One of them is yours.
We talk for 20 minutes
I show you the comparison and what I need from you. No commitment.
You flag the file
When a client asks about mortgage insurance, or when the file goes to the lender, send me a name and number, or have the client book a time with me.
I run the comparison
Mortgage protection against level term, using the client's actual mortgage and ages. If mortgage protection is the better fit, I say so.
You get a one-line update
Coverage placed, or the client's decision. That is the whole follow-up on your side.
A better answer for clients. A reason to stay in touch with them.
A clean answer to hand clients
One simple line: "Mortgage insurance is optional. Here is the licensed advisor I trust to compare it for you." You stop guessing at an answer you cannot give.
A free review of your past closings
Send me a few anonymized examples (balance, ages, the MPP premium). I will show you what each looks like against term. It also gives you a real reason to call past clients that has nothing to do with rates.
A co-branded page for your clients
A short page in your brand that explains the comparison and books a time with me. Ready to drop into your email signature or follow-up.
A 30-minute team session
I walk your team through the numbers and the questions clients ask, so everyone gives the same answer.
And the honest part: mortgage protection is not always the wrong answer. A client with a health history that makes term hard to get, or one who wants the disability benefit, may be better served by it. I tell them that too.
A real side by side.
A couple aged 39 and 38 with a mortgage of about $425,000, each insured for $425,000. Monthly premium for both people.
Benefit falls to about $132,000 per person by year 20. Paid to the mortgage.
$425,000 level for 26 years. Paid to the beneficiary the client names.
$425,000 level for 20 years. Renewal after that costs more, so the plan is set on day one.
Manulife MPP quote (life only, provincial sales tax included) and Manulife Family Term illustrations at a mid-range health rating, October 2026. Premiums vary by person. Read the full comparison and send it to a client as a leave-behind.
Donny Mangos
I am a wealth advisor, the author of Get Wealthed Up!, and a licensed life insurance agent in Ontario and British Columbia. My background is in real estate, so I think in mortgages, cash flow and closing dates, not in policy jargon.
I am not a mortgage broker and I do not want to be. I set up the protection on the mortgages you arrange, and I keep you looking good in front of your clients.
Before you pick up the phone.
Can a mortgage broker refer clients to a life insurance advisor?
Yes. Introducing a client to a licensed advisor is different from advising on insurance. The advice, the application and the underwriting stay with me. Your brokerage's compliance team has the final say on what you say to clients, so I keep my materials simple enough to hand over as they are.
Will you go after my client's mortgage business?
No. I am not a mortgage broker and nothing I do touches the mortgage. The policy sits independently of the lender, so refinancing or switching does not restart any insurance conversation.
What if my client would rather keep mortgage protection?
That is their decision. I run the comparison either way, and if mortgage protection is the better fit for that client, because of health history or a wish for the disability benefit, I say so.
How early should I introduce my client?
As early as you can, ideally when the file goes to the lender. Term underwriting is not instant and some files need medical requirements, so an early introduction gives the best chance of having coverage in place for the funding date.
Which provinces are you licensed in?
Ontario and British Columbia. If your client lives somewhere else, tell me and we will sort out the right way to help.
Does the client pay for the comparison?
No. The comparison of mortgage protection and term life for a client's mortgage is free. Premiums for any policy a client chooses are set by the insurer.
Twenty minutes. I'll show you the comparison.
Bring a recent closing if you like. If it does not make sense for your clients, we both find out quickly.
